Internet of things (IoT) is an enabling technology to drive the industrial revolution 4.0 (IR4.0) and managing usage of electricity in commercial building is import to the operational cost of the organization or company. The need of power metering is an essential for building energy efficiency activities as it become an important data for the baseline study and measurement of effectiveness of the activities and action taken. This paper presents an implementation of IoT based electrical metering system in low voltage substations in Universiti Malaysia Perlis. By using low cost components, open source platform and minimum adjustment, the existing electrical metering system is successfully migrated from conversional building management system (BMS) to IoT based system, and it is ready for upgrade to became integrated smart system for energy management. The system developed by using Arduino IDE, nodeMCU ESP8266 board as controller and Thingsboard on cloud as a data server platform.
